Multiple Property Auctions.
Motley’s conducts multi-property auctions on a regular basis. Properties of various sellers can be combined in order to create a larger event which will attract more qualified buyers. Multi-property auctions are usually conducted at a central location large enough to accommodate all potential buyers. This auction format allows even a seller with a smaller property to take advantage of Motley’s extensive advertising and marketing programs.

Single Property Auctions.
For high profile commercial and residential property, a stand alone auction can be the most effective sale format. Usually conducted on-site, the potential buyers’ attraction to the property can be used to encourage the most competitive bidding and create that “auction frenzy”.

Foreclosure & Bankruptcy Auctions. We conduct auctions for all types of creditors and trustees. Motley’s staff is familiar with the special services required for foreclosure and bankruptcy sales. The accelerated marketing of an auction ensures quick recovery of investment dollars without contingencies.
Sealed Bid Auctions. A sealed bid auction requires bidders to submit bids for the property by a deadline date and time. This format is particularly useful in selling specialized properties which may have only a limited number of potential buyers.

Traditional Real Estate Listings. In addition to being an experienced auction firm, Motley’s is also a licensed real estate brokerage. Motley’s has several Realtors® on staff including our president, Mark Motley. This unique combination of capabilities allows Motley’s to offer the seller a valuable option: the ability to list their property in the traditional manner, and if not sold, then place the property in an upcoming auction. Marketing Your Property
Motley’s accelerated marketing programs are created with the seller’s needs in mind. At the beginning of the engagement, Motley’s and the seller agree on a marketing budget that will advertise the property to its best advantage, build interest in the property and excitement about the auction. We contact past buyers as well as other targeted buyers about the upcoming auction. We also contact Realtors® who we encourage to register their clients for the auction.
Motley’s marketing programs usually have several components and each program is specifically tailored for each property.
Direct Mail. A custom designed direct mail piece is prepared and sent to our continually updated mailing list, realtors and other targeted buyers.
Internet. Motley’s utilizes all the latest technology available - our website, broadcast emails – to get auction information to the general public as well as to our targeted buyers. We also post auction listings on many other websites such as the site for the National Auctioneers Association, and the site for the Virginia Auctioneers Association. Real estate listing websites are also used extensively.
Property Information Package. We compile a comprehensive Property Information Package (PIP) that is available via our website and through our offices for all interested buyers to obtain prior to the auction.
Newspapers and Trade Publications. Motley’s places ads in all major regional and/or national news outlets as well as in trade publications targeted specifically for the type of property.
Signage. Signs are placed on the property to draw local interest to the auction, and to provide direction to the property.
Telemarketing. We place personal telephone calls to many of our past buyers. Motley’s also identifies other qualified buyers and contacts them with the auction information.
Real Estate Buyer Seminars. Motley’s conducts Buyers Seminars on a regular basis prior to major auctions to educate buyers about the auction process and answer questions about how to participate in a real estate auction.
Working with Realtors®/Brokers
As a licensed real estate brokerage, Motley’s encourages participation from Realtors® and brokers in our auctions. With Motley’s, Realtors® can earn commissions either representing the seller of an auction property, or representing the buyer of an auction property. Auctions are an effective real estate marketing tool that Realtors® can use to ensure their clients a quick, no-contingency property sale without sacrificing the ability to set a minimum price for the property and a convenient closing date.

Why Sell at Auction?
